On January 23, 2026, North Shore Resort Company, owned by Lutsen Resort owner Bryce Campbell, filed a federal lawsuit against Owners Insurance Company, alleging that the insurance provider breached its contract by denying coverage for a total loss caused by a fire on February 6, 2024.

According to court documents, the complaint says that North Shore Resort Company complied with all policy requirements, including the "submission of satisfactory proof of loss." Additionally, Campbell requests a jury trial and seeks a declaration that the insurer is liable for damages to the lodge, the restaurant, and personal property, in the amount of $16.5 million. The suit also seeks a 10% annual interest payment on any unpaid amounts, as well as an appraisal to "conclusively establish the amount of its loss" should the parties remain unable to agree.

The most recent lawsuit comes after a nearly two-year investigation into the fire that destroyed the Lutsen Resort in February 2024. In December 2025, Campbell was arrested and charged with felony counts of first-degree arson and insurance fraud, alleging that Campbell had a financial motive for the fire, citing over $14 million in "near-due and past-due" business debts at the time of the incident.

The Minnesota State Fire Marshal and the Minnesota Bureau of Criminal Apprehension (BCA) were the lead organizations investigating the fire. According to the charges against Campbell, he had increased the resort’s insurance coverage twice in the years leading up to the fire, most recently to $13 million in May 2023. Investigators also reported finding a blue crystalline substance with characteristics of fire gel on a water heater and a wrench wedged beneath a basement door, which they believe was intended to obstruct access to the fire's origin point.

Campbell has consistently maintained his innocence and denied any involvement in the fire. Following his arrest in December 2025, he was released on a $100,000 conditional bail and is scheduled to appear in Cook County court on March 9, 2026.
