4 Direction Dwellings should be ready to rent in January

Builders ran into some difficulties with hard ground, which slowed down construction of the 4 Direction Dwellings in Lutsen, the workforce housing project being developed by the Cook County/Grand Marais EDA and One Roof Community Housing.

Plans were to have the apartments ready for rent by December 1, but that has been pushed back to sometime in January 2019, and maybe even later.

“We did hit some bedrock on two of the building foundations so that did delay things,” said One Roof Community Housing’s deputy director, Cliff Knettel. “Currently, one building is set and we will have two more buildings set before Christmas – at least that’s the plan, its all affected by weather, even the wind for transporting the units from the factory to Lutsen can cause delays.”

Once up the apartments will be managed by DW Jones. At least one person in each apartment must be employed full-time, year-round in Cook County to be eligible to rent there.

“The last building should be set the first week of January,” added Knettel. “If finishing goes well, we could have some tenants moving in around the first of the year, but again, all of this is subject to weather delays, which are common this time of year.

“We hope to have them all occupied by March 1. Rent is $950 for a one-bedroom and for a two-bedroom, $1200, both of which include all utilities except TV/phone/internet,” Kettel said.
